Home Staging Pricing Sheet

Your Choice:  A Staging Report or Turn-Key Staging

 

  

The Staging Report: (Flat Fee $250 - $600 typical)

 

The Staging Report enables the home owner and/or real estate agent to implement the staging process themselves through a detailed report, including interiors and exteriors as needed.

The Staging Report can cover one room or area or an entire house.  Each seller’s needs and situation is different.

 

The Process

 The Initial Interview-- Discuss objectives and gather general information from the home owner and real estate agent.

 

Property Tour--

(1) A tour is conducted of the entire property from curb to backyard to garage and all rooms.  A discussion takes place after the tour to identify and agree on which areas, rooms, etc. need to be included in the Staging Report.

(The Home Staging Contract is signed specifying which areas will be in the Staging Report)

(A 50% Deposit is taken to start the creation of the Staging Report)

 

Gathering Needed Specs--

(2) A second property walk-through is conducted of the areas specified in the Home Staging Contract to gather measurements and information and take photos that are needed to work from. 

 

The Staging Report--

A detailed Staging Report is prepared describing the steps that are needed to stage the home for its intended market. The report identifies items that should be addressed: packed, moved, painted, repaired, replaced, and/or eliminated. The report identifies important focal points throughout the home that are significant to selling

and explains where to place existing furniture and furnishings and how to change and update existing items as needed. The report also recommends new purchases and/or rental purchases, if needed, in order to stage properly.

Note:  Any new purchases or rental purchases agreed to by the home owner are paid for by the home owner. (The Final 50% Balance is due upon receiving the Staging Report).

 

** The Home Owner also receives an Open House Check List along with the Staging Report to use in preparation for each open house or house presentation.

Turn-Key Staging:  ($150 – 400 per room typical)

 

Coastal Design & Décor physically implements the Home Staging process and oversees that the staging is carried out correctly to create a home that is in ‘Show & Sell Condition’.

 

The Process

(1) A tour is conducted of the entire property from curb to backyard to garage and all rooms.  A discussion takes place after the tour to identify and agree on which areas, rooms, etc. will be staged by Coastal Design & Decor.

(The Home Staging Contract is signed specifying which areas will be included in the Turn-Key Staging)

(A 50% Deposit is taken to start the Turn-Key Staging project)

Turn-Key Staging--

The staging process is carried out by Coastal Design & Décor and may include the following as agreed upon:  Arranging the seller’s existing furniture and furnishings; arranging for delivery and set up of any added furniture and furnishings as may be needed and agreed upon (rental or new); hanging wall décor; organizing closets and storage areas; coordinating contractors, painters, etc. as may be needed; planting lawn & porch containers; and making final touches that will create a home that is above and beyond the comparable house. 

Note:  Any new purchases or rental purchases agreed to by the home owner are paid for by the home owner. 

(The Final 50% Balance is due upon completion of the Turn-Key Staging).

 

** The Home Owner also receives an Open House Check List along with the completion of the Turn-Key Staging to use in preparation for each open house or house presentation.

 ** Staging Photos-  Upon completion of the Turn-Key Staging process, the home owner and real estate agent both receive a set of digital photos in order to market the home and show its best features.
